Polyvinyl chloride (PVC)

PVC commercial roofing material has two layers with polyester reinforcement between them. It’s resistant to UV rays and fire, quite durable, flexible, lightweight and doesn’t tend to curl. A potential negative is that PVC roofing material can be pricey. Also, the material may shrink over time and pull the seams apart, which can lead to leaks.

Ethylene propylene diene monomer (EPDM)

EPDM, also referred to as “rubber roofing,” is an economical choice for commercial roofing projects. With a lifespan of about 20 years, EPDM is light and relatively easy to install without reinforcing the roof deck. This material is resistant to damage by ultraviolet rays.

Keep in mind that the material is black, and these roofs are not always the most beautiful to look at once the material is rolled out. Lighter colors that don’t absorb as much heat are available at an additional cost.

Thermoplastic polyolefin (TPO)

This is a white commercial roofing material that reflects the sun and causes less heat to enter your building. It’s considered an inexpensive roofing product. TPO is popular for many reasons, including its strong heat-welded seams and resistance to corrosion and mildew growth.

The biggest problem with TPO roofing material is that the quality isn’t always consistent from one manufacturer to another. If you’re considering this kind of roofing, your contractor can help you ensure that you get a quality product.

Spray polyurethane foam (SPF)

SPF roofing is sprayed on and becomes solid in seconds. It’s a great choice for energy savings and has excellent strength and durability. These roofs typically perform for 40 years or longer and provide a watertight and airtight top for your building. The main concern with these commercial roofs is that they must be installed by experienced contractors. It’s a specialized system that’s far more complicated than attaching sheets of solid roofing material.

Asphalt rolled roofing

Made of the same material as asphalt shingles, rolled roofing is an ideal choice for low-slope roofs. Not only is it in the lower price range, but it’s an easy type of commercial roofing to install. A key disadvantage with asphalt rolled roofing is its short life of about 10 years. Leaks are common as the roof ages due to gaps where the rolls connect. Additionally, it’s not a good choice if energy efficiency is a high priority.
