Hotel Construction: Building Out the Basics

Here are seven things to consider.
Answer your “why”
Why are you building? Is there a gap in the local market? Do you plan to expand nationally? Do you want to create an engaging, challenging business environment? Know why you’re doing it before you do it.
Assemble the right hotel construction management team
While you may have the vision, other people have the expertise. Build your management team with groups and individuals who understand demographics, the hospitality industry, local codes and requirements, structural and interior design, sustainability, budgeting and other important disciplines.
Look at the risks and possible setbacks
There are many upsides to building a new hotel property, but there are also many potential downsides. Work with your team to identify possible problems along the way and exactly how you’ll respond to each contingency.
Know when it will start and end
After you have the key players in place, determine the start and end dates for the construction of the hotel. You can set and adjust markers along the way: date the building will be complete; date to finish the grounds and landscaping; date by which to complete all inspections; date to have all labor positions filled; date the rooms will be ready; and so on.
Create a model room
Long before the final nail is driven, it’s a good idea to build out a model room with as many of the planned amenities as possible. Seeing a physical representation of what is on the way will let you work out the kinks and make adjustments to just one room rather than a hundred.
Get feedback
It’s smart to involve your operations people as early as possible in construction and planning. Assuming you’ve filled key positions, such as head chef, concierge, reservations manager, housekeeping supervisor, building manager, etc., these people can be great sources of information and advice in making a hotel design that’s user-friendly – for everybody and every task.
Manage the financials
Work with your accountant and construction manager to iron out the financial details early on. Also, perform a full feasibility study that includes price points and costs, which will let you make projections for after the property is opened. Don’t neglect crunching the numbers, or you could get “crunched” later.
