Commercial Building Construction Sequence
Any type of building construction is preceded by various phases of a pre-construction process, such as financing and acquiring land. Once pre-construction is completed, the commercial building construction sequence is initiated. The sequence is a complete project roadmap dictating the methods and timeframe for executing the construction of a commercial building. It includes milestones, deliverables, and all activities required for the completion of a project.
The execution of these straightforward plans invariably requires skilled decision-making to keep everything on track. It is beneficial to have a licensed FL General Contractor with an extensive track record handling the work. New Horizon Construction Services LLC, trusted for its 15 years of experience, has just such a track record. An overview of a typical commercial building construction sequence follows.
Site Preparation
All the action begins with getting the construction site ready. The demolition of an existing structure, removal of vegetation, or excavation to level the land may be involved. This phase includes making sure of proper drainage and the installation of utilities such as power, water, and waste disposal.
Foundation
With the site cleared and excavated, it’s time for the first stage of construction, which is the pouring of the foundation. The foundation transfers the building’s loads to the ground. So, soil testing is critical to determine its load-bearing capacity.
The architect’s drawings dictate the length, depth, width, and size of the foundation, as well as the type. For low-rise buildings, shallow foundations may be adequate. For high-rise buildings, pile foundations are best. Construction of pile foundations includes the placement of formworks and reinforcements in excavated trenches. Reinforcement works must be monitored by a qualified engineer.
Framing
Second to the foundation, framing is a most crucial phase of the construction process. Wood frames and steel beams are installed to support the building and set the groundwork for the rest of the project. The framing completes the building’s skeleton, with columns, beams, and slabs in place.
Masonry
Next in the commercial building construction sequence is the masonry work. The material used for the building exterior is determined by the architect, such as bricks, concrete blocks, or ash bricks. Because concrete blocks provide fire resistance, good insulation, and thermal efficiency properties, they are often used to construct walls before the addition of the outside brick masonry walls. Gaps are left for windows and doors.
Plumbing and Electrical
Pipes and wires are next added under the floors, and in ceilings and walls as the plumbing and electrical work is done. Specialty contractors are brought in for this part of the commercial building construction sequence. Initially, rough work is done to be finished later with electrical fittings and plumbing fixtures.
Roofing
Roofing is the next step in a commercial building construction sequence, once the basic structure is complete. Roofing will provide protection of the interior work from weather elements that could cause damage and disruption to the project. During this step, contractors will work on other components to complete the building’s exterior.
HVAC, Etc.
The final elements of a building project include the installation of the heating, ventilation, and air conditioning (HVAC) system and other work performed in the building’s interior. When flooring is added and insulation, drywall, and ceilings are installed, the construction is nearly complete. The final finish typically executed is painting.
